What is REINUSE and what is it all about?

REINUSE stands for Real Estate Ideas for New Use Solutions Exchange. It is about recycling long term, vacant commercial REAL ESTATE using the web to seek out and exchange NEW USE IDEAS.

How does it work? What's the process?

  • Extensive Pictures and Information about the area and building(s) are gathered from the sponsor then edited and disseminated by REINUSE so as to make all viewers feel "on site" and "in the area".
  • The sponsor (owner/realtor) provides an opinion as to why area and/or building(s) are not being used. Price is not a reason!
  •  NEW USE IDEAS are the only goal of REINUSE.
  • IDEAS are then sought via the web from as many individuals and special interest groups as feasible.

    How do NEW USE ideas get published, and how can I see and respond to them?

    When you post your property, with photos, REINUSE makes it available online, complete with a forum, dedicated to your property, where other individuals can see your property and post their comments. In this way, REINUSE is a true exchange where great ideas are solicited from all over the world. The result is a diversity of possible solutions for your orphan or vacant property.

    WHY it works:

    People like to originate ideas that make good things happen particularly when it benefits everybody involved: Owner, Sponsor, Idea Source, User, Community and a Children's group. Like WOW !

    Okay, HOW do I get started?

      1. Hire a professional photographer to take pictures that make a person feel "on site and in the area". Aerials marked with neighbors, uses and significant features in addition to extensive land pictures of building and area also marked a must.
      2. Fill out the form provided by REINUSE.
      3. Render an opinion why you think the building(s) is not being used. Remember, price is not an issue.
      4. REINUSE staff will edit with a draft back to the sponsor before publishing.

    Can I submit photos of my property? If so, how does this work?

    ABSOLUTELY! The solution for your orphan property turns on the pictures provided by you! They are a key requirement for submitting your property information. When you fill out the form provided for your property, you will be taken to a special section of the site where you will be able to upload your photos separately. Your property, with photos, will be reviewed by REINUSE staff before publication. REINUSE staff may then followup with suggestions on how to improve upon your photos. Aerial photos, for example, can be very important. You may even want to hire a professional photographer to create the photos for you.

    Can you show me some examples?

    EXAMPLE #1: Area has long been abandoned for significant business "USE". What happens if owners assemble and offer properties "free" to USERS that will give them a "piece of their business action" to use and own the existing buildings ? New owners/partners come in and REHAB and/or REBUILD for USE. All of a sudden a piece of nothing turns into a piece of something. That's called creating value ! Why can't this happen in every mayor's city ? If there are NO takers - owners demolish and end up with much reduced taxes on land good for what ? Maybe the land can be divided into garden plots and rented out to help pay taxes. There is probably water to the land. If you have water you can surely start something. Water made Las Vegas possible. Incidentally, does this sounds like the "Federal Bulldozer" ? This example: "NO" Fed. It might work.

    EXAMPLE #2: Shopping Center - New & Vacant (Approx. 150k sq.ft.) How much retail will an area support ? Door to door merchant inquiry of "near established shopping area" provides answer: "None". The center was ultimately leased to a school. It worked swell. This is a true story. Three men were taken off commission for one month and given a salary - to do the investigation. They knew what to do but did not like doing the effort. They lost money but gained stature and respect in the retail community. New or old, the question remains what USE is the vacant property good for today.
